Commercial Property
Commercial property insurance for the buildings you own and the income they produce.
Commercial property and real estate investor insurance protects income-producing buildings and the entities that own them, from a single rental held in an LLC to a portfolio of multifamily, mixed-use, retail, and office property. At TWFG Insurance, we build coverage programs that satisfy your lender, cover the actual cost to rebuild, protect the rent your tenants pay, and consolidate your properties onto one manageable program.
Who We Serve
Real estate operators we work with
Coverage needs change at every stage of a portfolio. We work across all of them.
Single-property landlords
One home, condo, or duplex, rented long-term or short-term.
Growing rental portfolios
Two to fifty-plus single-family, small multifamily, or mixed-use rentals.
LLC and entity owners
Properties titled to LLCs, partnerships, series LLCs, or corporations.
Small commercial building owners
Retail strips, small office, mixed-use downtown buildings, light industrial.
DSCR and commercial-loan borrowers
Investors whose lenders require specific coverage forms, replacement cost, loss of rents, and mortgagee language.
Value-add and BRRRR investors
Cycling properties through renovation, stabilization, and refinance.
Short-term rental hosts
Airbnb, VRBO, and mid-term rentals that break most homeowners policies.
Coverage Highlights
Coverages every property owner should look at
These are the coverages that decide whether a bad month stays just a bad month.
Landlord and Dwelling Fire (DP-3) Policies
The right form for a single or small multifamily rental. Broader than most owners expect, narrower than a homeowners policy, and correctly named to the entity that owns the property.
Commercial Property Insurance
For larger buildings, multifamily above four units, retail, office, and mixed-use. Covers the building, tenant improvements, and business personal property.
Loss of Rents / Business Income
Replaces the rent you'd lose if a covered event forces your tenants out during repairs. On investor policies, this is often the coverage that saves the deal.
General Liability
Protects the ownership entity from bodily injury and property damage claims arising from the property.
Umbrella and Excess Liability
$1M to $10M+ of additional liability stacked over your primary policies. Almost always the smartest premium dollar in a growing portfolio.
Ordinance or Law
Pays the extra cost to rebuild to current code after a covered loss. Critical on older buildings and any property with grandfathered systems.
Equipment Breakdown
Covers HVAC, elevators, boilers, and building systems that fail from internal breakdown, which fire and wind policies exclude.
Flood Insurance
Standalone NFIP or private-market alternatives. Private-market policies often offer higher limits, faster binding, and no thirty-day waiting period.
Wind and Hail
Written into most Texas policies, but with deductibles that vary widely. We shop the wind deductible as its own line item.
Vacant Property Coverage
Standard property policies restrict or exclude coverage after a property sits vacant for thirty to sixty days. Vacant policies bridge renovations, tenant turnover, and hold periods.
Builders' Risk
For properties under active renovation. Covers materials, work in progress, and often loss of rents during the rehab window.
EPLI, Directors and Officers, and E&O
For property management operations, syndications, and larger operators.
Why TWFG Insurance
Why investors choose TWFG Insurance
Investor insurance fails on details. We build for the details.
Entity-correct policies
If the property is titled to an LLC, the policy is issued to the LLC. This sounds obvious. It's the number one coverage mistake we find on new investor accounts.
Lender-compliant from day one
We know what DSCR and commercial lenders require: replacement cost, specific loss-of-rents periods, correct mortgagee and loss payee language, and the right endorsements.
Real replacement cost analysis
Market value and rebuild cost are not the same number. We use current Texas construction costs to set dwelling and building limits, so you're neither underinsured nor overpaying.
Portfolio consolidation
Five landlord policies with three carriers renewing in three different months is a management problem. We consolidate: one renewal, one certificate hub, one point of contact.
Smarter liability structure
A well-designed umbrella over a portfolio often costs less than raising primary limits on every individual policy.
Advocacy at claim time
On investor claims — especially loss of rents, ordinance or law, and code-upgrade claims — the difference between a good and bad adjuster outcome is measured in tens of thousands of dollars. We advocate.

FREQUENTLY ASKED QUESTIONS
Real estate investor insurance FAQ
Straight answers to the questions investors ask before moving a portfolio.
No. Homeowners policies are built for owner-occupied dwellings and are issued to individuals. If the property is titled to an LLC, the policy needs to be a landlord, dwelling fire, or commercial property policy issued to the LLC. Otherwise the carrier may deny a claim for lack of insurable interest.
Loss of rents coverage pays the rental income you would have collected while your property is uninhabitable due to a covered loss. Most investors need it. Mortgage payments, property taxes, and insurance premiums don't pause during a rebuild. Rent does.
Enough to fully rebuild the structure at today's construction costs. Not the purchase price, and not the market value. Both of those numbers include land, which doesn't need to be rebuilt.
Yes. We know what most DSCR lenders and commercial banks require: replacement cost coverage, loss of rents, specific mortgagee language, and proper evidence of insurance. We issue everything in the format your lender expects.
Yes, but a standard landlord policy usually will not respond to a short-term rental claim. We place specialty landlord or commercial policies with carriers that specifically write short-term rentals.
Yes. A builders' risk policy covers major renovation. A vacant property policy covers lighter renovation and hold periods. Standard landlord policies typically exclude vacant and under-renovation exposures after thirty to sixty days.
Often, yes. Portfolio programs — meaning schedules of locations under one commercial property policy — reduce administration and often reduce total premium. We help you evaluate whether a portfolio program or individual policies is the right fit as you grow.
